All new homes built in BC are protected by the 2-5-10 home warranty insurance, as set out by the Homeowner Protection Act of BC. The 2-5-10 home warranty insurance is widely recognized as one of the strongest and most effective home warranty standards in Canada.


2 Years’ coverage on labour and materials as follows

  • 12 months’ coverage for defects in material and labour for your unit
  • 15 months’ coverage for defects in material and labour for the common property (Multi Family Only)
  • 24 months' coverage for defects in material and labour for major systems (heating, electrical, plumbing, etc.)

5 years’ coverage on the building envelope, including coverage on unintended water penetration

10 years’ coverage on major structural items

Questions are an integral part of the new home buying process. Once you are all settled in, some situations may arise in your new home where a quick answer is all you need. Listed below are some questions that you may have and the answers to put your mind at ease.

My plugs aren’t working in the washroom?

Reset the GFCI in main washroom.

Why is my main washroom fan continuously running?

As per the electrical code, one fan must be continuously running in order to ensure that air is being circulated out of your home and that no condensation is built up between the vapor barrier in your ceiling and your drywall.

Why is there a metal box located in my entertainment unit?
(If applicable in your home)

The metal box is a voltage regulator for the puck lighting and has to be accessible.

Why are there wires located inside my windows?

The wires are pre-run for an alarm system. All wires are located in the master bedroom closet.

Why is there a switch that does not seem to work on the main floor?
(If applicable in your home)

The switch is pre-wired to control your Christmas lights.

If the paint has scuffs or marks, can I wash it?

No, as it may leave streaks on the wall.
